Inventory remains healthy, with over 2,800 active homes available across the region, while the average home is taking approximately 32 days to sell.

This combination of increased supply and stable buyer activity is creating a more balanced market for both Durham buyers and sellers than we’ve seen in recent years.

Oshawa: Durham’s Value Hub

Oshawa continues to offer some of the most accessible home prices in the Greater Toronto Area.

With an average home price of approximately $582,295, the city remains attractive to first-time buyers and investors alike.

More than 110 new listings arrived after Labour Day, providing buyers with additional options and increased negotiating opportunities.

Clarington: Growing Family Appeal

Clarington experienced one of the largest inventory increases in Durham Region.

New listings climbed 66.7%, rising from 54 homes to 90 homes after Labour Day, while average home prices have remained relatively stable around $762,000.

Families looking for larger homes continue to view Clarington as an attractive alternative to more expensive GTA communities.

Scugog & Uxbridge: Rural Markets Remain Unique

North Durham continues to follow a different rhythm than urban markets.

Scugog’s average home price has increased to approximately $1.17 million, with homes taking around 38 days to sell. Meanwhile, Uxbridge’s average price has adjusted to roughly $840,000.

Buyers purchasing acreages, custom homes, or rural properties continue to complete extensive due diligence, making preparation and patience especially important for sellers.

Pickering & Ajax: Strong Options for GTA Commuters

Pickering and Ajax continue to attract buyers looking for convenient access to Toronto.

Following Labour Day, the two communities added more than 120 combined listings, giving commuters a healthy selection of homes to consider.
